We schedule all intervals, submit all documentation, and coordinate the field-rep visits.

Carlisle Sure-Weld (15- and 20-year NDL): Annual inspection, documented on Carlisle's standard inspection form. Repairs by Carlisle Authorized Applicator. Carlisle field rep inspection at year 5. Same process — we own the documentation and the scheduling.

Johns Manville Dynaproof (20-year NDL): Annual inspection and maintenance documentation submitted to JM. JM field inspection at year 10. For JM TPO systems we also track the seam-probe test documentation required at each inspection — JM's warranty claims department asks for it on every file.

Sika Sarnafil and Versico: Similar annual-inspection and contractor-only-repair requirements. Sika in particular has specific detailing requirements at penetrations and terminations that must be photographed during maintenance to satisfy their compliance standard. We document those details at every maintenance visit.

When a Warranty Claim Comes Up

When you have a leak or membrane failure on a warrantied roof, the manufacturer's first question is: where is the maintenance documentation? If the answer is 'we can't find it' or 'it wasn't done consistently,' the warranty claim process gets complicated fast.
